If you are moving to Brevard County with a student who may apply to West Shore Jr/Sr High or Edgewood Jr/Sr High, the smartest housing search starts with one important truth: buying near either campus does not guarantee admission. These are Brevard Public Schools choice schools, which means your home search should focus on lifestyle, commute, backup school fit, budget, and timing while your family follows the official application process.
That does not make location irrelevant. It just changes the question. Instead of asking, “What neighborhood gets me into West Shore or Edgewood?” the better question is, “Where should we live if West Shore or Edgewood is part of the plan, but we still need the home and daily routine to work either way?”
Do You Have To Live In A Certain Zone For West Shore Or Edgewood?
West Shore Jr/Sr High and Edgewood Jr/Sr High are listed by Brevard Public Schools as choice schools, and BPS notes that applicants must meet academic criteria. The district’s school choice application process also requires applications through the Focus Parent Portal and two proofs of residency.
For families relocating from out of state, that matters. A signed contract, future closing, or “we plan to live nearby” is not the same thing as having the residency documentation BPS asks for. Before you write an offer around a school-choice timeline, verify the current year’s application rules directly with Brevard Public Schools.
Why Are West Shore And Edgewood So Popular With Relocating Families?
Both schools have a strong reputation for academics and college preparation. In Brevard Public Schools’ 2025 summary of U.S. News rankings, West Shore was listed at #5 in Florida and #57 nationally, while Edgewood was listed at #9 in Florida and #89 nationally. The Florida Department of Education also keeps public school accountability and grade reports for families who want to compare current data.
That kind of demand is exactly why I do not want families making a housing decision based on a promise nobody can make. Treat West Shore or Edgewood as an application goal, then build your real estate plan around the full picture: commute, neighborhood feel, zoned-school backup, budget, resale, and your child’s day-to-day life.
Best Neighborhood Areas If West Shore Is Your Target
West Shore Jr/Sr High is located at 250 Wildcat Alley in Melbourne. Families who want a manageable routine for West Shore often look at mainland Melbourne neighborhoods first, especially when they also want access to shopping, medical offices, beaches, and major north-south roads.
Eau Gallie and the Lake Washington corridor can make sense for families who want to stay closer to the campus and still have a residential, established-neighborhood feel. This area can appeal to buyers who like mature trees, larger-lot pockets, and quick access to Wickham Road, Eau Gallie Boulevard, and US-1.
Suntree and south Viera are popular with families who want master-planned convenience, parks, newer subdivisions, and access to shopping and dining. The tradeoff is that the commute to West Shore may be longer than living closer in Melbourne, especially at peak school times. Satellite Beach, Indian Harbour Beach, and beachside Melbourne may appeal if your family wants beach access and is comfortable crossing the causeway for school, sports, work, and errands. Beachside living can be wonderful, but it often comes with different insurance, flood-zone, and maintenance considerations than mainland neighborhoods.
Best Neighborhood Areas If Edgewood Is Your Target
Edgewood Jr/Sr High is located at 180 East Merritt Avenue on Merritt Island. For families who want Edgewood to be part of the plan, Merritt Island is the obvious starting point, but it is not the only place to consider.
Central Merritt Island is often the most practical fit for families who want a shorter ride to campus and easy access to SR 520, Courtenay Parkway, Tropical Trail, and Cocoa Village. This area can also work well for families with Kennedy Space Center, Cape Canaveral, or Port Canaveral commutes.
North Merritt Island gives buyers a quieter, more spread-out feel with acreage-style pockets, riverfront homes, and quick access toward the space center. The tradeoff is that errands, activities, and school commutes can feel more car-dependent.
Cocoa, Rockledge, Cape Canaveral, and Cocoa Beach can also be part of the conversation depending on work location and budget. A Cocoa or Rockledge buyer may like the mainland value and highway access; a beachside buyer may prioritize surf, sand, and lifestyle even if the school routine takes more planning.
Should You Buy Before Or After Applying?
This is where real estate timing and school-choice timing have to be handled carefully. For the 2026-2027 school year, Edgewood’s application page says the application window opened December 1, 2025, and closed January 16, 2026, at 11:59 p.m. through Focus. Application dates change, so always confirm the current year directly with BPS before making an offer deadline part of your school plan.
If you are relocating, I usually want families to answer four questions before they choose a neighborhood:
- What is the zoned-school backup if the choice-school application does not work out?
- Can the school commute work with both parents’ jobs and after-school activities?
- Does the neighborhood fit the child’s actual lifestyle, not just the academic wish list?
- Will the home still make sense financially if you are not admitted to the first-choice program?

What About Viera Families Applying To Magnet Schools?
Viera is one of the first places many relocating families ask about because it is clean, convenient, newer, and built around family routines. It can be a strong fit if you want parks, youth sports, shopping, and newer construction, but Viera does not automatically solve the West Shore or Edgewood question. You still need to apply through the official choice process, and you still need a backup plan.

How I Would Shortlist Neighborhoods For A Family
If your child is applying to West Shore, I would usually begin with Melbourne, Eau Gallie, Lake Washington, Suntree, south Viera, and selected beachside areas. If your child is applying to Edgewood, I would begin with central Merritt Island, north Merritt Island, Cocoa, Rockledge, Cape Canaveral, and Cocoa Beach. Then I would narrow from there based on budget, commute, insurance, flood-zone comfort, and your preferred backup school.
The right answer is rarely “closest to the magnet campus at any cost.” The better answer is the neighborhood that lets your family love daily life on the Space Coast whether the application works out this year, next year, or not at all.
