The best Space Coast neighborhoods for tennis, pickleball, and youth sports without high HOA fees are usually near strong public parks, school fields, recreation complexes, and established non-resort communities. My direct answer: you may not need a high-amenity HOA if the public recreation network fits your weekly routine.
I see this question a lot from families and active adults who want court time, sports practices, and weekend routines without paying for amenities they will barely use. In Brevard County, the right answer depends less on the brochure and more on drive time.
Look around parks first, then neighborhoods
Start with access to Brevard County parks, city parks, tennis courts, pickleball courts, soccer fields, baseball fields, gyms, and school-based activity routes. Melbourne, West Melbourne, Viera, Suntree, Rockledge, Merritt Island, Satellite Beach, Palm Bay, and Titusville can all work, but the best fit depends on which sport drives your calendar.

When a higher HOA is worth it

Drive from the house to practices at the actual practice time. My local answer: choose the home that keeps your sports week simple. A slightly less flashy neighborhood near the right park can beat a prettier amenity package that adds 25 minutes to every practice.
