Patrick is located at the southern end of Cape Canaveral, just east of Cocoa Beach. From South Merritt Island, you’re looking at a 20–30 minute commute via SR-528 east to A1A south into the base. Traffic on the Beachline is generally light — this is not an I-4 or I-95 situation.
From North Merritt Island — above SR-528 — that commute extends to 40–50 minutes. Not a dealbreaker, but over a 3–4 year assignment it’s a meaningful quality-of-life variable. Know it before you narrow your search.
If the absolute shortest Patrick commute is your top priority, Cocoa Beach itself is closer — sometimes under 10 minutes. But for military families who intend to stay beyond their assignment, Merritt Island consistently wins on square footage, lot size, and waterfront access per dollar. A $650k budget buys considerably more house — and often a canal-front lot — on Merritt Island than the equivalent in Cocoa Beach.
Kennedy Space Center, SpaceX & Blue Origin
The aerospace campus at KSC — including SpaceX at Launch Complex 39A and Blue Origin at Launch Complex 36 — sits at the northern end of the island and into Cape Canaveral. From South Merritt Island, expect 35–45 minutes. From North Merritt Island, that drops to 20–30 minutes.
One thing commute calculators don’t capture: Kennedy Space Center has multiple access points and several distinct campuses. Contractors badged to a specific facility may find their ideal home location shifts by several miles depending on which gate they use. It’s worth clarifying before you start touring.

Waterfront on Merritt Island: What You Must Verify Before Making an Offer
This is the section that separates buyers who end up happy from buyers who end up frustrated. And it’s the part that most listing searches, most agents, and most buyers skip entirely — not out of negligence, but because they don’t know the questions to ask.
On Merritt Island, not all waterfront is equal. Not in price, not in view quality, and — most importantly — not in functional boating access. Whether your boat can get somewhere meaningful from behind the house is a different question than whether the dock looks good in the listing photos.
Canal Depth
The Indian River Lagoon and Banana River average 3–5 feet across much of their navigable surface. Residential canals cut off those lagoons vary considerably — some run 4–8 feet with clean access; others have silted in over decades and now sit at 2–3 feet at low tide.
JUST SO YOU KNOW
If your boat has more than 18 inches of draft — which includes almost any inboard-powered vessel 24 feet or larger — canal depth is not a minor inconvenience. It’s a practical constraint. A boat that looks like it fits the dock may not be able to exit the canal at low tide.
There is no official public database tracking residential canal depth across Merritt Island in real time. Your lender won’t flag it. Your home inspector won’t flag it. If you don’t know to ask, nobody will tell you.
The protocol: hire a licensed marine surveyor to take soundings in the specific canal behind any home you’re seriously considering — including at the connection point where the canal meets the main waterway. The southern portion of the island — roughly below SR-528 — has the highest concentration of canal-front homes with genuine lagoon access. North Merritt Island: Quieter, Closer to KSC

For SpaceX and NASA workers who want to minimize the daily commute without moving to Titusville, north-island properties can offer exceptional value — with the understanding that you’re trading walkability and retail convenience for proximity and space.

Many aerospace buyers end up splitting the difference — working on the island but living in Viera, about 15 minutes west on SR-528. Viera is a master-planned community with newer construction, strong schools, and infrastructure that appeals to buyers who want low maintenance and strong resale.
