Catamaran Cove Rockledge FL: New Construction Home Tour Near Viera (Sunapee Floor Plan)

By Carrie Liotta, Space Coast REALTOR® — May 5, 2026

Catamaran Cove Rockledge FL: Catamaran Cove is a new Ashton Woods community in Rockledge, Florida, just north of Viera. The Sunapee floor plan is a two-story, four-bedroom home around 2,260 square feet. If you’re relocating to Brevard County and want new construction near Viera with community amenities and quick I-95 access, this one belongs on your short list — but bring your own Realtor before you walk into the builder’s sales office.

Catamaran Cove Rockledge FL: What you’ll learn in this post

If you’re shopping for new construction in Brevard County, you’ve probably already noticed that Viera gets most of the attention — and most of the price tag. Catamaran Cove sits just north in Rockledge, which gives you a different angle on the same lifestyle. Here’s what this post covers: the layout of the Sunapee floor plan, what the community includes, where it sits geographically, and the one rule you should not break before you visit the model home.

The Sunapee floor plan: a real walkthrough, not a brochure

The Sunapee is a two-story single family home with approximately 2,260 square feet, four bedrooms, three full bathrooms, and a two-car garage. For relocation buyers coming from out of state — especially families, multigenerational households, and remote workers — that’s enough room to actually live in a Florida home, not just visit one.

The main floor is built around open-concept living. The kitchen flows directly into the dining and family room, which is what most of my relocation buyers tell me they want when they’re touring. It’s the layout that lets you cook, watch the kids, talk to your spouse, and host out-of-state family without anyone feeling boxed in. New construction also gives you things resale homes often don’t — modern finishes, smarter storage, updated design choices, and a builder’s warranty that resale never includes.

Upstairs, the primary suite is tucked away with its own walk-in closet, which is a real feature when you’re trying to separate “work mode” from “home mode” or just want privacy from the rest of the household. Three additional bedrooms and laundry access live on the same floor — and that laundry-upstairs detail is one of those quiet quality-of-life wins that people don’t appreciate until they’ve lugged hampers up and down stairs in their old house for years.

If you want a deeper look at how to evaluate a new build before you sign, my post on whether to get a home inspection on new construction walks through what most buyers miss.

Catamaran Cove: the community, not just the house

Buyers don’t just buy houses — you buy the neighborhood you wake up in. Catamaran Cove is being built as a gated waterfront community in Rockledge with both single family homes and townhomes. Ashton Woods describes it as a collection of new homes in one of Brevard’s oldest cities, with planned amenities including a resort-style pool, playground, waterfront area, water views throughout the community, dock, and outdoor gathering spaces.

If you’ve been comparing Catamaran Cove to other new construction in the area, my breakdown of current Catamaran Cove builder incentives is the post I send buyers most often.

The Rockledge-near-Viera location, decoded

This is where Catamaran Cove gets interesting for relocation buyers. You’re technically in Rockledge — but you’re a short drive from Viera. That means you have everyday access to Viera’s shopping, restaurants, medical offices, grocery stores, parks, and conveniences without paying the Viera price floor on every house in the neighborhood.

You also have quick access to I-95, which matters more than people realize. If you’re commuting around Brevard County, heading down to Melbourne, working at or near Kennedy Space Center, or making the run back toward Orlando, that interchange access changes your weekday life. And when you want beach lifestyle, Cocoa Beach is a short drive away depending on traffic — so you can live in a newer inland community with full amenities, and still have boating, launches, and the actual Atlantic coast available on a Saturday morning.

If you’re still weighing whether Viera itself is the right fit versus a Rockledge address, the honest pros and cons of living in Viera is a good companion read.

The one rule before you visit any builder model home

Here’s the part most relocation buyers learn the expensive way. The friendly, knowledgeable person at the model home is a sales representative for the builder. They are paid by the builder, they answer to the builder, and their job is to represent the builder’s interests in the transaction. None of that makes them bad — it just means they are not your representation.

You want your own agent with you from the very first visit. A buyer’s agent who works the Space Coast every day can help you compare builder incentives across communities, evaluate lot premiums, negotiate closing cost contributions, push back on upgrade pricing, understand realistic build timelines, and think through resale value before you commit. Most builders cover the buyer’s agent commission — so in plain terms, having your own representation usually costs you nothing and protects you on every line of the contract.

If you want to know what the timeline actually looks like once you sign, here’s what most buyers don’t expect: the real contract-to-closing timeline for new construction near Viera.

Is Catamaran Cove right for you?

If you want new construction, modern finishes, a gated waterfront community, quick I-95 access, proximity to Viera amenities without a Viera-only address, and you’re relocating to Brevard County from out of state — Catamaran Cove deserves a real look. The Sunapee floor plan in particular fits relocation buyers who need space for kids, guests, working from home, and everyday life without buying a house too big for the way you actually live.

If your priorities lean toward an established neighborhood, mature trees, a beach-walking lifestyle, or a different school district, there are other Space Coast options that fit better — and that’s a real conversation worth having before you fall in love with a model home.
