What Should Brevard Buyers Know About an Older Water Heater Before Insurance Underwriting?

Brevard County buyers should treat an older water heater as a small item that can create a bigger insurance conversation. My direct answer: do not panic over age alone, but verify the installation date, condition, location, permits, leaks, drain pan, shutoff, and whether your insurer will accept it before your inspection window closes.

In Florida, insurance underwriting is not just about whether the house looks pretty. Carriers can care about the four major systems: roof, electrical, plumbing, and HVAC. Water heaters often show up in the plumbing portion of a four-point inspection, and an older or poorly documented unit can become a last-minute problem if nobody checks it early.

Age matters, but condition and documentation matter too

A water heater’s label, serial number, permit record, installation invoice, service history, visible corrosion, pan, discharge line, and location all help tell the story. If the unit is near the end of expected life, I want the buyer to know that before negotiating repairs or credits. I also want the insurance agent to review the issue before closing, not the week after.

Why insurance can get involved

Every carrier has its own underwriting appetite, so the practical move is to send inspection details to the insurance agent early.

If the water heater is older but clean, properly installed, and acceptable to the insurer, it may simply become a budget item. If it is leaking, corroded, unpermitted, improperly drained, or excluded by a carrier, it may need to be replaced before or shortly after closing.

How I would negotiate it

I like clean solutions. Depending on the contract, seller willingness, lender rules, and insurance timing, that could mean a licensed replacement before closing, a seller credit if allowed, a price adjustment, or the buyer budgeting for immediate replacement. What I do not like is pretending the issue is minor until the policy bind becomes urgent.

Check Brevard County permit records or city records where applicable, ask for receipts, and have the inspector photograph the label and installation.
