If you are trying to buy your first home in Brevard County with a budget under $350,000, the short answer is yes, it is still possible in 2026. The better answer is that you need to be very intentional about where you look, what type of home you consider, and which monthly costs you price in before you fall in love with a listing.

For most first-time buyers I help, the real question is not simply, “Where is the cheapest house?” It is, “Where can I buy something I can actually live in, finance, insure, commute from, and feel good about five years from now?” On the Space Coast, that usually points us toward parts of Palm Bay, Titusville, Cocoa, Rockledge, and selected pockets around Melbourne and West Melbourne.

Can You Still Buy in Brevard County Under $350,000?

Yes, but $350,000 does not stretch evenly across the county. Beachside communities, central Viera, newer gated subdivisions, and premium waterfront areas often push past that number quickly. Under $350,000 is more realistic when you are open to older single-family homes, townhomes, smaller square footage, inland locations, or homes that need cosmetic updates.

That is why I like to start first-time buyers with the full monthly payment, not just the purchase price. Principal and interest are only one piece. Property taxes, homeowners insurance, possible flood insurance, HOA dues, roof age, wind mitigation credits, commute costs, and future repair reserves all matter. Which Brevard County Areas Should First-Time Buyers Watch First?

Palm Bay is usually one of the first places I search for buyers under $350,000 because it has a large supply of single-family homes, especially compared with beachside and central county areas. The tradeoff is that Palm Bay is very block-by-block. Two homes at the same price can feel completely different depending on road condition, drainage, commute pattern, lot layout, and nearby development.

Titusville can be a smart fit for buyers who want more house for the money and like being closer to Kennedy Space Center, northern Brevard, Playalinda Beach, and the Indian River. Some areas have older housing stock, so inspection quality matters. Roof, electrical, plumbing, and insurance details should be reviewed early.

Cocoa often gives first-time buyers a mix of affordability and central location. The key is separating Cocoa, Cocoa Village, Port St. John, Canaveral Groves, and unincorporated pockets because the lifestyle, lot sizes, commute routes, and price expectations are not identical.

Rockledge can work under $350,000, especially for townhomes, smaller homes, and older properties, but competition can be tighter because it sits near Viera, US-1, I-95, and central county jobs. If you are watching Rockledge, you need to be ready before the right listing appears.

Melbourne and West Melbourne are possible, but you will usually need to be flexible on size, age, or location. Many first-time buyers like these areas because of access to employers, shopping, restaurants, and major roads, but the best-priced homes can move quickly when they are clean and insurable.

How Should Buyers Compare Palm Bay, Titusville, Cocoa, and Rockledge?

I would not rank these cities by price alone. I would rank them by your life. If you work near Melbourne, Viera, or Patrick Space Force Base, a lower-priced home far from your daily routine may not feel affordable after commute time and gas. If you work near KSC or want north county access, Titusville may be more convenient than people expect. If you want central access, Cocoa and Rockledge deserve a closer look.

Here is how I usually frame the search:

  • Best for maximum single-family options: Palm Bay.
  • Best for north county value and space industry access: Titusville.
  • Best for central county access with affordability: Cocoa and Port St. John.
  • Best for central convenience if you can move fast: Rockledge.
  • Best for job-center convenience with tighter inventory: Melbourne and West Melbourne.

What Should First-Time Buyers Check Before Choosing a Neighborhood?

Before you choose a neighborhood, check the things that affect your monthly cost and resale more than the listing photos do.

Flood zone: Use the FEMA Flood Map Service Center to look up the specific address. Even inland buyers should check this, because flood risk can affect insurance, lender requirements, and comfort level.

Assistance programs: Brevard County’s Purchase Assistance Program is designed to help eligible first-time buyers purchase a primary residence in Brevard County. Florida Housing’s Hometown Heroes Loan Program may also help eligible buyers with down payment and closing cost assistance, depending on funding, income limits, occupation and program rules, and lender approval.

Insurance condition: For homes under $350,000, do not skip roof age, electrical panel type, plumbing, wind mitigation, four-point inspection issues, and prior claims. A house that looks affordable online can become expensive if the insurance quote comes back ugly.

Where Does New Construction Fit Under $350,000?

New construction under $350,000 is still possible in parts of Brevard, especially in Palm Bay and some Cocoa-area communities, but buyers need to compare the base price against the finished price. Lot premiums, structural options, design upgrades, closing cost incentives, HOA dues, CDD-style costs if applicable, and move-in timelines can change the math quickly.

For first-time buyers, the appeal is obvious: newer roof, newer systems, modern insurance profile, and fewer immediate repairs. The tradeoff may be a farther commute, smaller lot, HOA rules, or a neighborhood that is still building out. I like new construction for some first-time buyers, but only after we compare it against a well-kept resale home with a stronger location.

Should You Include Condos and Townhomes?

Yes, but carefully. Townhomes can be a very practical first step into Brevard County homeownership, especially in Rockledge, Melbourne, West Melbourne, and Palm Bay. Condos can also work, but the monthly HOA, reserves, insurance structure, and any special assessment history matter as much as the purchase price.

If your budget is under $350,000, a lower purchase price with a high monthly fee may not actually be cheaper than a slightly higher-priced single-family home. Ask for the condo documents, budget, insurance details, assessment history, and rules before you emotionally move in.

What Would I Tell a First-Time Buyer Today?

I would tell you to get fully underwritten or at least strongly pre-approved before shopping, price the monthly payment with taxes and insurance, and be willing to tour several neighborhoods before you decide what “affordable” really means to you. The best first home in Brevard County is not always the cheapest one. It is the one that gives you a stable payment, a manageable commute, an insurable structure, and room for your next chapter.
