Brevard County condo buyers who want to age in place should treat elevator reliability, reserves, milestone-inspection planning, insurance, and daily access as core purchase issues, not afterthoughts. A beautiful beach view is not enough if one elevator outage, weak reserves, or a poor building file makes the unit hard to live in later.

I say that warmly but firmly because I help buyers fall in love with the Space Coast lifestyle, and I also help them avoid surprises. Condo living can be wonderful for low-maintenance ownership, beach walks, covered parking, and lock-and-leave ease. The building has to support that lifestyle.

Elevator reliability is a daily-life question

If the unit is above the ground floor, ask how many elevators serve the building, how old they are, how often they are serviced, whether there have been repeated outages, and how owners handle groceries, medical appointments, pets, and storms when an elevator is down. Reserves tell you how prepared the association is

A condo can feel easy during a showing and still be frustrating for daily living if the access path is awkward.

What I would ask before offer day

Ask for elevator service history, reserve study details, milestone inspection status if applicable, special assessment history, insurance summaries, board minutes, rules on renovations, emergency power details, parking assignment, and whether the building has a realistic plan for aging residents. DBPR and Florida legislative resources are useful starting points, but the association documents are where the real answer lives.
