Can you combine a VA loan with Florida Hometown Heroes in Brevard County? Yes, when Hometown Heroes funding is open and you meet the program rules. A VA-backed mortgage can provide the primary financing, while Hometown Heroes can help with down payment and closing costs through a deferred second mortgage.
But there is an important 2026 update: Florida Housing announced that the full $50 million 2025–2026 Hometown Heroes allocation had been committed by February 28, 2026. As of June 6, buyers should not count on this assistance until an approved participating lender confirms that new funds are open and can actually be reserved.
That distinction matters for military families relocating to Patrick Space Force Base, veterans moving to the Space Coast, and eligible community workers trying to preserve cash after closing. The financing strategy is real. The current funding availability is the limiting factor.
How does a VA loan and Hometown Heroes combination work?
The two programs solve different parts of the purchase.
- VA-backed purchase loan: Eligible service members, veterans, and surviving spouses may qualify for a mortgage with no required down payment and no private mortgage insurance. - Florida Hometown Heroes: When funded, the program can provide up to 5% of the first mortgage amount, with a $10,000 minimum and $35,000 maximum, toward down payment and closing costs.
For a VA buyer who does not need a down payment, Hometown Heroes assistance may be directed toward eligible closing costs and prepaid expenses. That can help cover items such as lender and title charges, prepaid homeowners insurance, property-tax escrows, and other approved costs shown on the closing disclosure.
The result can be a very low cash-to-close transaction, but “near-zero” is not a promise. The property must appraise, the lender must approve every financing layer, and the buyer may still need funds for inspections, deposits, uncovered costs, or an appraisal gap.
Is Hometown Heroes free money?
No. Hometown Heroes assistance is not a grant. Florida Housing describes it as a 0% interest, non-amortizing, 30-year deferred second mortgage. There is no normal monthly payment, but the balance generally becomes due when you sell, refinance, transfer the deed, pay off the first mortgage, or stop using the home as your primary residence.
That repayment structure does not automatically make the program a poor choice. Keeping $10,000 to $35,000 available for moving costs, emergency reserves, repairs, or the transition into a new duty station can be valuable. Buyers simply need to understand that a future refinance or sale may trigger repayment.

Is Hometown Heroes funding available right now?
Not from the 2025–2026 allocation. According to Florida Housing’s February 28, 2026 announcement, all funding from that $50 million allocation was fully committed.
Program announcements and lender reservation systems can change. Before writing an offer, ask an approved loan officer to verify all three of these points:
- Has Florida Housing released a new Hometown Heroes allocation?
- Is the lender actively able to reserve those funds today?
- Do your income, occupation, first-time-buyer status, credit, and property meet the current guide?
A social-media post saying the program is “back” is not enough. Your lender needs to confirm that money is available in the reservation system and that your file qualifies.
What cash costs can a VA buyer still face?
A zero-down VA loan does not mean every purchase is zero cash. Brevard County buyers should still plan for:
- Earnest-money and escrow deposits
- Home, wind-mitigation, four-point, termite, septic, pool, or seawall inspections as applicable
- Prepaid homeowners and flood insurance
- Property-tax and insurance escrow funding
- Title, recording, lender, and settlement charges permitted by the loan
- Any purchase price above the appraised value
- Immediate repairs, moving expenses, and emergency reserves after closing
Seller credits may reduce some approved costs when negotiated and allowed by the lender. That is why the strongest strategy is not simply “VA plus assistance.” It is a coordinated offer that combines the right loan, verified assistance, realistic insurance numbers, and contract terms that protect the buyer.
What can Brevard County buyers use while Hometown Heroes is out of funds?
The first alternative to check is the Brevard County Purchase Assistance Program. The county’s published rules allow an eligible buyer to use a VA first mortgage, but this is a separate program with its own first-time-buyer definition, income and asset limits, homebuyer-education requirement, property standards, funding status, and approval timeline.
Buyers should also ask a participating lender about Brevard Housing Finance Authority options and compare them with negotiated seller credits. These programs are not interchangeable, and assistance usually cannot be added at the last minute. The lender and housing agency need time to review the household, property, and first mortgage.

What should Patrick SFB families do before house hunting?
If you are PCSing to Patrick Space Force Base, start with a full monthly-payment review rather than a maximum purchase price. Compare your housing allowance with principal, interest, taxes, homeowners insurance, flood insurance when needed, HOA or condo fees, and commuting costs.
Then get your Certificate of Eligibility and work with a lender who regularly closes VA loans in Florida. Ask the lender to run at least two scenarios: a standard VA purchase without assistance and a VA purchase with any currently funded local or state program for which you qualify.

Can this strategy really produce near-zero cash to close?
It can, but only when the numbers and timing align. A qualified VA buyer may have no required down payment. Available assistance or negotiated seller credits may cover many eligible closing costs. A deposit already paid can also be credited back at closing if the final settlement statement supports it.
Near-zero cash to close becomes less likely when the home appraises below the contract price, inspections reveal expensive repairs, insurance is difficult to bind, the buyer has a VA funding fee that is not exempt and chooses not to finance it, or assistance funding closes before reservation.
I recommend planning for reserves even when the estimated cash-to-close number is low. A homeowner who closes with money left for insurance deductibles, maintenance, and the move itself is in a stronger position than a buyer who uses every available dollar to reach the closing table.
